BIM & MEP Coordination Services
MEP services coordination does not begin with software such as Autodesk Revit; it starts with a thorough understanding of the building, including its mechanical, electrical, and public health services, as well as many other aspects of the project. The team begins by reviewing all schematics, layouts, technical submissions, specifications, fire strategies, general arrangement (GA) drawings, and other relevant documents to gain a comprehensive understanding of the project requirements and ensure a smooth process.
Once the Broad Building Services team has fully understood the project specifics, they begin setting up a 3D model using project templates to maintain consistency and uphold the highest standards. The team is then divided into sections, depending on the size of the project and the extent of 3D modelling required.
All services are modelled to follow optimal routes, minimising the need for maintenance access points and keeping costs to a minimum. At Broad Building Services, we focus on producing high-quality drawings and 3D models, helping to reduce issues on site.
Plantrooms & Riser Modelling
The Broad Building Services team has worked on a wide range of plantrooms and risers. Through this experience, the team
has developed a strong understanding of the requirements for maintenance and installation access, as well as the principles governing all services within plantrooms and risers.
We work closely with clients from the outset to understand their requirements for the space, recognising that some items or accessories, such as valves, may not yet have been procured and that changes may occur following procurement. Our aim is to minimise issues on site by creating a 3D model that can be shared with engineers and site teams to clearly demonstrate installation methods.
When modelling, the team considers all aspects of the services, including bracketry, expansion, pump vibration, drain points, air vents, and the replacement of heating and cooling coils, among many other requirements. Our goal is to produce the most efficient and practical plantroom or riser design in line with CDM regulations, minimising costs, ensuring ease of access, and supporting
a smooth installation process.
Prefabrication, Modularisation and Assembly
At Broad Building Services, we create drawings and models for off-site manufacturing. The benefits are well known, as they help to reduce on-site installation time. Our team has worked on projects requiring a
high level of prefabrication, including plantroom skids, MEP modules, riser modules, and spools.
Our team is highly trained and considers even the most intricate details, ensuring that all drawings are clear and easy to understand from the perspective of the manufacturing team. Our office structure is designed so that teams working on prefabrication projects operate like a production line, helping to maintain consistency and enabling us to produce
drawings at a fast pace.
During the initial stages of a project, we discuss all requirements with the client and create all necessary components in-house, such as clips, drop rods, Unistrut, expansion brackets, and slide guides. The team will also produce a selection of test prefabrication drawings to demonstrate what can be achieved. This allows the client to provide feedback, enabling us to refine the drawings and deliver a final product tailored to their manufacturing processes.
Clash Detection
One of the most important steps at Broad Building Services is the clash detection process. Clash detection is carried out using Navis Manager. This process helps speed up projects by identifying clashes between services, architecture, and structure during the coordination stage. The team then reviews and reports any clashes identified within the project model.
Extensive research shows that the use of clash detection software significantly reduces costs by minimising on-site issues and rework.
The team carries out clash detection and issues a report prior to the release of drawings. This provides confidence to the client, ensuring they receive a coordinated, clash-free model and/or set of drawings.
2D Drawing Production
At Broad Building Services, we believe the core of any project is clear and accurate drawings. The team has produced countless drawings for both large-scale and smaller projects, giving us a strong understanding of the standards and templates best suited for each application.
