Point Cloud Scanning

BIM & MEP Coordination - Our Process
MEP services coordination does not begin with software such as Autodesk Revit, it starts with a thorough understanding of the building, including its mechanical, electrical, and public health (drainage and plumbing) services, as well as many other aspects of the project.
We begin by reviewing all schematics, layouts, technical submissions, specifications, fire strategies, general arrangement (GA) drawings, and other relevant documents to gain a comprehensive understanding of the project requirements and ensure a smooth process. Once we have fully understood the project specifics, we begin setting up a 3D model using project templates to maintain consistency and uphold the highest standards. The team is then divided into sections depending on the size of the project and the extent of 3D modelling required.
All services are modelled to follow optimal routes, minimising the need for maintenance access points and reducing overall project costs. At Broad Building Services, we focus on producing high-quality drawings and 3D models, helping to reduce clashes, delays, and costly issues on site.
Plantrooms & Riser Modelling
Plantrooms and risers demand exceptional precision and that is exactly what we deliver. With experience across a wide range of projects, we have developed a strong understanding of the requirements for maintenance and installation access, as well as the principles governing all services within plantrooms and risers.
We work closely with clients from the outset to understand their requirements for the space. We recognise that some items, such as valves, may not yet have been procured, and our approach remains flexible to accommodate design changes as procurement progresses.
Our goal is to resolve coordination challenges before work begins on site, creating a 3D model that can be shared with engineers and site teams to clearly demonstrate installation methods. When modelling, we consider all aspects of the services, including bracketry, expansion, pump vibration, drain points, air vents, and the replacement of heating and cooling coils, among a wide range of other project-specific requirements.
We aim to produce the most efficient and practical plantroom or riser design in line with CDM regulations, minimising costs, ensuring ease of access, and supporting a smooth installation process.
Prefabrication, Modularisation and Assembly
Off-site manufacturing and prefabrication are central to our delivery approach, helping clients reduce on-site installation time, improve efficiency, and streamline project programmes.
We have extensive experience delivering highly detailed drawings and models for complex prefabrication projects, including plantroom skids, MEP modules, riser modules, and spool drawings. Every drawing is produced with precision and clarity, ensuring manufacturing teams can work efficiently and confidently from fully coordinated information.
A structured workflow allows prefabrication projects to operate with the consistency and efficiency of a production line, enabling us to deliver high-quality drawing packages at speed without compromising accuracy. We pay close attention to even the smallest details, with all required components developed in-house, including clips, drop rods, Unistrut supports, expansion brackets, and slide guides.
During the early stages of each project, we review all requirements closely with the client to ensure the prefabrication strategy aligns with manufacturing and installation processes. Test prefabrication drawings are also produced to demonstrate achievable outcomes and gather client feedback before final production. This collaborative approach allows drawings to be refined and tailored to suit specific manufacturing requirements, resulting in a more efficient, reliable, and site-ready solution.
Clash Detection
Clash detection is a critical part of our coordination and quality assurance process, protecting your project from costly on-site conflicts. Using Navisworks Manage, we carry out detailed clash detection to identify conflicts between building services, architectural elements, and structural components before construction begins.
By resolving issues during the coordination stage, we deliver projects more efficiently, with fewer delays, reduced on-site disruptions, and significantly less costly rework. Every clash identified is thoroughly reviewed, documented, and reported to all relevant disciplines to ensure full coordination before drawings are issued.
Our experience consistently demonstrates that effective clash detection reduces project costs and improves overall project performance. We complete comprehensive clash detection reviews and produce detailed reports prior to the release of drawings, giving clients the assurance of a fully coordinated, clash-free model and drawing package verified to the highest standards.
2D Drawing Production

Site Attendance & Technical Support
We provide regular on-site attendance to support project coordination, installation accuracy, and real-time issue resolution throughout the construction phase.
Our team can attend site visits from a minimum of once every fortnight up to two visits per week when required, ensuring smooth communication between design,
coordination, and installation teams.
This proactive approach helps identify clashes early, reduce delays, improve build quality, and maintain project efficiency across all MEP systems.
